Listing Price:       $820,000, approximately $1,085 per total acre

 

Property:              756 +/- total acres of quality range / grass land.  The southern portion of the ranch is wooded with Blue Oak and Manzanita plus a spring fed reservoir.  The northern portion is open rolling grazing land which is tillable with second reservoir near the former homestead area.  Currently, the ranch is used for winter cattle grazing.  The carrying capacity is approximately 90 pairs or 180 stocker cattle during the December through mid May grazing season.

Lease:                  The ranch is being sold subject to existing cattle grazing lease with longstanding tenant.  Lease expires November 15, 2012.   Lease payment $9,000 per year.

 

Mineral Rights:   All oil, gas, mineral and water rights are to be transferred to the Buyer.

 

Improvements:    The perimeter fencing is in good condition.  The ranch does not have any buildings or livestock corrals.

 

Zoning:                 EA-AP; Exclusive Agriculture, Agricultural Preserve (Williamson Act Contract), 160 acre minimum parcel size.  APN 025-020-01-1 (637.21 acres) and 025-020-06-1 (119.22 acres).  Current annual property taxes are $791.
