Listing Price:      $1,550,000. Seller intends a 1031 tax deferred exchange.

Property:            118.72 +/- total acres comprised of 73.50 +/- acres planted to producing 9 year old almonds. The balance of the acreage consists of 12 +/- acres of seasonal lakes surrounding (3) islands, multiple home site locations, farmstead areas, roads and ditches.

Location:           The property is located 14 +/- miles (N) of Chico, CA and 2 +/- miles (S) of Vina, CA. Woodson Bridge Recreational Area located on the Sacramento River is only 3 +/- miles (W) of the property. The Sacramento River is well known for outstanding salmon and trout fishing.

Almonds:           73.50 +/- acres are planted to producing almonds. The almonds were planted in 1999 on Mariani rootstock. The varieties are 50% Butte, 25% Mission and 25% Padre. The Mission and Padre are planted within the same row with the Mission variety being marked by red paint. Spacing is 18’ x 18’, 134 trees/acre. 2007 production = 2,043 meat pounds using 73.50 +/- acres bearing.

Soils:                  The almond orchard is planted primarily on Farewell clay loam (class II) and minor amounts of Zamora silt loam (class I).

Water:                Irrigation water is provided by (2) irrigation wells. The (N) well is powered by a 30 Hp electric turbine motor and the (S) well is powered by a 75 Hp electric motor. The (2) wells are connected using a buried 10” PVC mainline. Total production from both wells is estimated at 2,200 +/- gallons per minute.

Irrigation:          The orchard is irrigated using a buried PVC solid set irrigation system and Nelson R2000 rotators. The system is designed as 6 separate irrigation blocks. For irrigation, 3 blocks are operated simultaneously. For frost protection, all blocks are operated simultaneously providing 29 +/- gallons per minute.

Homesite:          The Vina Irrigation District overflow ditch establishes the (W) boundary and the railroad tracks create the (E) boundary of the homesite area. Within this area are (2) potential homesite areas, (1) in Butte County and (1) in Tehama County. Seller has developed a 1 +/- acre fruit orchard, small vineyard and garden. Additionally, ornamental trees such as Oaks (15 varieties), Chestnuts, Cedars, Walnuts, Redwoods, etc. have been planted. 4 +/- acres are level for irrigated pasture. Irrigation is provided via dedicated well with 2 Hp submersible pump, buried PVC mainlines and drip systems.

Zoning:              The Tehama County Parcel Number is 079-280-09 and is zoned EA-B:871, EA= Exclusive Agriculture, B:871 = 20 acre minimum. The Butte County Parcel Number is 047-010-004 and is zoned A-160, A= Agricultural, 160 = 160 acre minimum. Current real property taxes are $3,398 per year.

Topography:      The almond orchard is laser leveled with the primary grade direction being SE. The property offers exceptional views of Mount Shasta and Lassen Peak plus wide views of the western and eastern mountain ranges.

Mineral Rights:  Seller to transfer all oil, gas and minerals rights owned by Seller.

Depreciation:     The improvements on this property such as trees, wells and irrigation systems may offer significant deprecation advantages to the prospective Buyer.

Crop:                 The 2009 crop is included in the sale provided Buyer reimburses Seller for cultural expenses to close of escrow.

Wildlife:             During the winter, geese and ducks lay over in the seasonal lakes. Fox, deer, raccoons, coyotes frequently cross the property.
