Listing Price:       $685,000.

Property:             131 +/- total acres with about 106 acres of fertile soil adjacent to (2) seasonal creeks. The balance of the acreage consists of lands within the creeks, roads and well located private headquarters less than 10 minutes from Red Bluff, CA. Location:             The ranch is located 5 +/- miles (NE) of Red Bluff, CA, at 13990 Andreini Road. The local area is comprised of irrigated pasture, range land and irrigated walnut and prune orchards to the south.

Home Site:           From Stice Road a gravel driveway leads to the private farm headquarters on the N bank of Salt Creek.

Topography:        The property lies flat with a single elevation. Salt Creek and Little Salt Creek cross the property from east to west.

Mineral Rights:     Seller to transfer all oil, gas and minerals rights owned by Seller.

Water:                  Domestic water is provided by a submersible pump from a cased well.

Irrigation:              Irrigation water is provided from a 14” cased well powered by a diesel engine. 30 +/- acres are irrigated using the well, a “Big Gun System” and buried PVC mainlines.

Lot Line Adj:        Before close of escrow, at Owner expense, Owner to record lot line adjustment effecting APN 049-010-35 and APN 049-010-39. The result will cause acreage of APN 049-010-39 to increase to 42.97 +/- acres of farmland only.
