Location:
The property is near the small tight knit community of Dairyville just 8 +/-
miles (S) of Red Bluff, CA at 24775 Kauffman Avenue, Red Bluff, CA 96080.
Paved county roads border the property on two sides. Antelope Creek borders
the property on the westside.
Residence:
A paved private driveway from Kauffman Avenue leads to the 3,671 sqft split
level custom home with (3) bedrooms and (3) baths plus attached gunite
indoor pool. In 2008, the exterior and interior of the home was painted and

Soils:
The orchard is planted upon Class 1 soils. The soils are Lk (Los Robles clay
loam) and VnA (Vina Loam). These soils are especially well suited for prunes
and walnuts.
Water:
Irrigation water is provided by a 12” cased well powered by a diesel motor.
Domestic water is provided a well and electric submersible pump.
Irrigation: The
orchard is irrigated using a buried PVC irrigation system and micro-jet
irrigation sprinklers attached to aboveground drip tubing
Zoning:
Tehama County Parcel Number 045-170-29-1 (15.52 acres fronting Kauffman
Avenue) and Tehama County Parcel Number 045-170-02-1 (9.18 acres fronting
Kansas Avenue). Both parcels are zoned EA-AP (Exclusive Agricultural, Ag
Preserve (Williamson Act) 40 acre minimum. Current property taxes equal
$5,315 per year.
Mineral Rights: Seller to transfer all oil, gas and minerals
rights owned by Seller.
Depreciation: Improvements such as the
residence, garage, shop, trees, wells and irrigation system may offer
deprecation advantages to the prospective Buyer.
Crop:
The 2009 crop is included in the sale with Buyer reimbursing Seller for
cultural expenses to close of escrow.
Lease:
Seller is willing to lease the prune orchard back from Buyer. If Buyer
wants additional acreage, Seller is willing to transfer lease on adjacent
12.90 +/- acre orchard to Buyer increasing total acres of producing prunes
to 31.40 +/- acres.
Wildlife:
Antelope Creek provides a natural wildlife corridor for deer, fox, raccoons,
coyotes and birdlife typical to the area.
