Location: The property is located 3 +/- miles (SE) of Orland, CA. on the south side of County Road 24 and west of County Road 21. Almonds:
71 +/- acres are planted to producing almonds. The almonds originally
planted in the late 1970’s and continuously replanted.
The original rootstock is Peach.
Block One is 36 +/- acres and the varieties are 34% Nonpareil, 16%
Neplus, 34% Soils: The almond orchard is planted primarily on Tehama Silt Loam (Class II) and Hillgate Loam (Class III) Water: Irrigation water is provided by (1) irrigation well. The well is powered with a 20 Hp electric turbine pump which has been recently reconditioned. The property is also serviced by the Orland-Artois Water District at the northwest corner of the property. There are 2- 40 HP electric centrifugal booster pumps which service the north and south blocks of the planting. These pumps pressurize both the ground water and district water which are interconnected with 10’ PVC mainline. Irrigation: The orchard is irrigated using a buried PVC solid set irrigation system and impact sprinklers. The system is designed as 2 separate irrigation blocks. For frost protection, all blocks are operated simultaneously. Zoning: The Glenn County Parcel Number is 024-02-0-005-9 and is zoned EA-40 Exclusive Agriculture = 40 acre minimum. Topography: The
almond orchard is leveled to grade with the primary grade direction being
north to South and West to East with drains through the middle and south end
of the property. The property offers exceptional views of Mount Shasta and Mineral Rights: Seller does not own oil, gas and minerals rights. Depreciation: The improvements on this property such as trees, wells and irrigation systems may offer significant deprecation advantages to the prospective Buyer.
