Listing Price:       $1,264,000, approximately $377 per acre SOLD

 

Property:              Approximately 3,355 acres bordered on (3) sides by the Tehama State Wildlife Area, about 3 miles west of the Lassen National Forest.  The ranch is currently leased for winter cattle grazing.  Hooper Creek runs through the southern portion of the ranch known as Mud Springs Plains.  Several drainages of Meeker Creek run through the northern portion of the ranch which is steeper and wooded.

 

Location:             The ranch is located 12 miles east of Red Bluff, California.  Hogsback Road marks the southern property boundary.

 

Topography:       The elevation of the southern portion known as Mud Springs Plains is 1,200 feet.  Hooper Creek runs through this area which is rocky and gently sloping.  The elevation of the northern portion is 1,900 feet.  This area is steeper with trees and brush.

 

Water:                  Hopper and Meeker Creeks run east to west through the ranch.  Both creeks are seasonal.  Additional stock water is supplemented by seasonal stock ponds which are nicely located to improve the utilization of the ranch.

 

Cattle Lease:        In the past, the ranch has been leased for winter cattle grazing but is currently not leased for the upcoming season.  The previous tenant has expressed interest to renew the lease.  The carrying capacity is approximately 160 to 170 winter calving cows during the typical grazing season of December through mid-May.

 

Hunting Lease:    Tehama County is renowned for its Eastern Tehama Blacktail Deer Herd and migration.  This ranch is bordered on (3) sides by the Tehama State Wildlife Area and just (3) miles west of Lassen National Forest.  Although the ranch is not currently leased for hunting, its location, vegetation and topography should add income should the ranch be leased out for hunting for deer, wild hog, turkey, quail, dove and bear.

 

Mineral Rights:   All oil, gas, mineral and water rights owned by Seller will transfer to the Buyer.

 

Improvements:    The perimeter fencing is in good to poor condition.  The ranch has miles of bulldozed roads / trails which provide good access.  A former hunting cabin with (2) outbuildings is located on Meeker Creek.  The ranch currently uses Tenant owned portable panels for corrals which are located on Hogsback Road.

 

Zoning:               UA-AP; Upland Agriculture, Agricultural Preserve (Williamson Act Contract), 160 acre minimum parcel size.  Tehama County Assessor Parcel Numbers 011-290-06, 09, 10 and 011-330-02, 05, 12, 14, 16.  Current annual property taxes are $1,574.

 

Recreation:           In addition to hunting, the ranch has miles of bulldozed roads / trails which provide good access and excellent recreational opportunities for 4-wheel vehicles, horses or hiking.
