Property:             60 +/- acres (N) of Chico known for good ground water.  (2) water wells, irrigation and domestic.  Primarily class III level soil to grow most anything you want.  55 +/- ac planted to producing certified organic French prunes.  Home, horse barn with corrals, all metal equipment shed, shop with attached apartment.

 

Location:             The property is approx. 10 miles (N) of Chico, CA and 2 miles west of Highway 99.  The address 5707 & 5715 Bennett Road, Chico, CA 95973.

 

Water:                  Drip irrigation water is provided by the AG well and 15 Hp submersible pump.  Durham Pump’s August 2012 Pump Efficiency Test Report measured the flow rate at 449 gallons per minute and pumping water level at 44 feet.  Standing water level was 39 feet.  When the property was flood irrigated using a 15 Hp turbine pump, Pacific Gas & Electric’s December 17, 1979 Pump Test Report measured the flow rate at 1,101 gallons per minute and pumping water level at 35 feet.  The yield of the AG well per foot of drawdown was 86 gallons per minute.  Seller estimates the AG well is completed to 125 to 150 feet.  Domestic water for the home and shop apartment is provided by a second well with 5 Hp submersible pump.

 

Irrigation:            The orchard is irrigated via buried PVC mainline and above ground drip tubing with in-line emitters.  The irrigation system is designed using 6 blocks.

 

Soils:                    Nearly 75% of the soil is 448; Haploxerolls clay loam (class III), well suited for walnuts, prunes, almonds, pistachios, most any crop grown in Butte County.  The balance of the soil is 442; Durixerolls-Haploxerolls clay loam (class V).  For their age, the prunes planted on this class V soil are doing fine.  With well-planned ground preparation, even this class V soil can be made suitable for walnuts.

 

Prunes:                Approx. 55 acres of producing French prunes.  The tree spacing for 4 of 6 blocks is 18’ x 18’, 134 trees per acre.  The tree spacing for the other blocks is 15’ 18’, 161 trees per acre.  The oldest block was planted in 1979, the youngest block was planted in 2005.  All blocks have been extensively replanted.  Seller has replants ordered for spring of 2014.  2013 production was 72 dry tons with over 90% of the fruit sizing on the A or B screens.

  

Crop:                             The 2014 crop is included in the sale provided Buyer reimburses Seller for cultural expenses and crop insurance premium to close of escrow.  Soon Seller will apply “organic” potassium and nitrogen through the irrigation system.  During this drought period, Seller has kept the orchard irrigated to maximize 2014 crop production and revenue given current record prune prices.  Seller contracts with Taylor Brothers Farms, Inc.  and states their organic prunes earn a 25% premium over conventional.

 

Topography:       The primary slope is north to south and side slope is east to west.  The property offers views of three mountain ranges; Sierras, Cascades.  Views of Mount Lassen and Shasta are also visible.

 

Residence:            In 2006, the sunroom was added increasing living space to approx. 2,600 sqft.  County records show the house to be 2,187 sqft.  The home has 2 bedroom and 2 bathrooms.  Heating and air conditioning is provided by (2) central HVAC units, 3 ton and 5 ton.  The kitchen is all electric.  The original home built in the 1940’s has seen several additions and multiple remodels.  In 2012, a new composition roof was installed.  The family room has a vaulted ceiling and pellet stove insert.  The 2-car garage built in 1980 is connected to the home by a covered breezeway.  Landscaping includes front and back lawns, plus shrubs and trees.  Mature Redwoods are planted (S) of the backyard to provide welcome shelter from wind, rain and afternoon sun.  Seller has just replaced the entire back wood decking.

 

Buildings:  Within easy walking distance of the residence are; 1) Machinery storage building, 30’ x 50’, 1,500 sqft, all metal, gravel floor except for 12’ x 30’ concrete slab.  2) Old shop/barn, 20’ x 30’, 600 sqft.  3) Old shop/barn apartment constructed in 2007, 28’ x48’, 1,344 sqft, 1 bedroom, 1 bathroom, unfinished.  4) Horse barn, 40’ x 50’, 2,000 sqft, 8 inside stalls plus several corrals.  At Buyer election, Seller will include the double wide mobile home within the sale without charge or remove it 45 days after close of escrow.

 

Zoning:                Butte County Parcel Number 047-130-050.  The property is within the Williamson Act.  Current real property taxes equal $3,945 per year.

 

Equipment:                   Seller farm equipment is available under separate agreement.

 

Mineral Rights:   Oil, gas and minerals rights are included within the sale.

 

Depreciation:       Improvements such as residence, trees, wells, irrigation system and buildings may offer deprecation advantages to a prospective Buyer.
