Property:    Approx. 108.00 acres comprised of irrigated pasture and grazing land. Anderson Creek flows along the base of an Oak studded bluff separating the bottom land from the up-land. The ranch has (4) rental homes plus long time tenant farmer to provide valuable rental income.

Location:    The property is approx. 2 miles (E) of Anderson and less than 2 miles (W) the Sacramento River. The headquarters is located on the west-side of Balls Ferry Road just (N) of 5440 Balls Ferry Road, Anderson, CA 96007.

History:    Acquired after WWII by Carl Hopson, Carl and his sons, Gail and Ray built a year round dairy business, producing, processing, bottling and delivering glass bottles of milk, door to door, using their “baby blue” Studebaker trucks.

Farmland:    Approx. 55 acres are flood irrigated plus several more acres are sub irrigated along Anderson Creek. The balance consists of grazing land, Anderson Creek, ranch headquarters and areas surrounding the homes. The current tenant farmer uses the land for haying and grazing. Annual rent is $10,000 with tenant responsible for water costs and normal repair and maintenance.

Soils:    The bottom land soil west of Balls Ferry Road is class I; RIA, Reiff loam. The up-land soils are primarily class II, PmA, Perkins gravelly loam with MgA, Moda loam, a class III soil. The ranch also has minor amounts of NeC, NeD & NeE2, Newtown gravelly loam which are not rated.

Water:    Irrigation water is provided by Anderson Cottonwood Irrigation District (ACID). 2014 water cost is $4,240 ($75.00 per irrigated acre plus $115 service fee. Two reservoirs located on the up-land are used to collect irrigation runoff to irrigate the bottom pasture. (2) groundwater wells with submersible pumps provide water for the (4) homes and ranch headquarters.

Irrigation:    Farmland is irrigated using buried mainline and open ditch. The fields are flood irrigated except for a sub-irrigated field along Anderson Creek.

Topography:    Primarily flat to sloping except for the bluff separating the bottom lands from the up-lands. The property offers views of (3) mountain ranges, Sierras, Cascades and Coast Range plus great views of Mount Lassen and Shasta.

Homes:    Annual rent from the (4) rental homes is approx. $43,740 per year. The family home located at 5220 Hopson Road (1,364 sqft) has 3 bedrooms, 1 bath plus detached garage with guest bedroom and bath and is rented @ $1,050/ month. The north home located at 5440 Balls Ferry Road (1,364 sqft) has 3 bedrooms, 1 bath plus detached garage and is rented @ $950/ month. The middle home located at 5402 Balls Ferry Road (1,306 sqft) has 3 bedrooms, 1 bath plus attached garage and is rented @ $950/ month. This home has an unfinished second floor (675 sqft) which could be finished to increase rental income. The south home located at 5400 Balls Ferry Road (716 sqft) has 2 bedrooms, 1 bath plus detached garage and is rented @ $695/ month.

Buildings:    The former dairy buildings are located on Balls Ferry Road. They include hay barn, concrete block milking barn, shop, silos, several small outbuildings plus an abandoned bomb shelter!

Zoning:    Shasta Co. Assessor Numbers 090-110-001 (10.00 acres), 090-030-001 (80.00 acres) and 090-040-005 (17.68 acres). Zoning = Unclassified, 5 acre.

Mineral Rights:    Oil, gas and minerals rights are included within the sale.

Wildlife:    Geese and waterfowl light on the pastures and reservoirs. Deer, turkey, quail and dove are found year round. Bass can be caught in the reservoirs.

Depreciation:    Improvements such as the (4) homes, farm buildings and irrigation systems offer deprecation advantages to many prospective Buyers.
