Property:              Approximately 5,270 acres bordered on (2) sides by winter grazing ranches and 2 sides of rural residences. 85% of the ranch is currently leased for winter cattle grazing. The ranch has good perimeter fencing along with cross fences which create 4 separate pastures. Access is by two County Roads, Munjar Road on the west and Rock Creek Road on the east which gives the property two separate access points.

 

Location:             As the crows flies, the ranch is about 6 mile north of downtown Chico, CA and a mile east of Highway 99E. The property lies about one half mile N of Keefer Road and runs north to the Butte / Tehama County line.

 

Topography:       The elevation ranges from 250 1,000 in the NE corner.  The land runs from flat to sloping / steep with motorized access limited on the eastern portion of the ranch.   Ranch roads are 2 wheel drive accessed accept during wet winter months.  Good access is also provided by power line roads

 

Water:                  Four seasonal creeks provide livestock water after the start of the fall rains. Several year round springs can be developed for stock watering. Additional stock water is provided by three wells with pumps.  Additional water is provided at the lower end of the ranch by a year around reservoir and an open ditch diversion running through the property to neighboring ranches.

 

Cattle Lease:        Carrying capacity is 500 600 winter calving cows during the November mid May grazing season depending upon rainfall.  The ranch is leased, however the lease can be terminated by the Owner at Buyer request.

 

Wildlife:               The ranch is not currently leased for hunting.  Wildlife include black tail deer, wild pigs, black bear, turkey, quail, dove and geese,

 

Mineral Rights:   Oil, gas, mineral and water rights owned by Seller will transfer.

 

Improvements:    The perimeter fencing is in good condition. Three livestock wells with pumps and concrete troughs plus a year around reservoir provide livestock water during the dry months. There is a former AG well with a 50 HP pump located in the SE corner of the ranch which is currently not being used for flood irrigation. Portable cattle corals are currently provided by cattle tenant.

 

Zoning:                Butte County Assessor Parcel Numbers 047-200-06, 07, 08 & 18; 047-210-01, 02 & 05; 47-220-05, 06, 07, 13, 19, 20 & 21; 047-230-01, 03 & 80.  Current property taxes are $16,335 per year.  The property is enrolled in the California Land Conservation Act aka Williamson Act.

 

Recreation:           In addition to hunting, the ranch has miles of roads and trails which provide good access and excellent recreational opportunities for ATV vehicles, horses or hiking. The property provides excellent bird and plant watching as it has many varied species of birds and plants.

 

History:      Nathan Thomasson settled on the ranch from Tennesse in 1853 after working the California gold fields.  He married Caroline Richardson (Richardson Springs) in 1886.  They had 5 children with Nate Thomasson being the youngest son.  Nate built the operation up to 12,000 acres.  He ran sheep, cattle, and hogs. 

 

Comments:          The opportunity to purchase 5,270 acres of good grazing land located so close to Chico is rare.  Additional income may be earned by leasing the property for hunting or harvesting landscape rock for sale while at the same time enjoying the outdoors and privacy.  This ranch has never been cleared of virgin oak woodlands and rocks and is in its original state being interrupted only by a single high tower transmission line running north to south through the property.  The land may also have some environmental assets which may add value in the future.
