Property:             26 +/- acres of class I soil planted to producing Chandler walnuts located (S) of Thomes Creek, (2) attractive single family homes, large all-metal insulated shop, smaller wood framed shop, (3) assessor parcels, (2) irrigation wells and a domestic water well.  Annual rental income from the homes equals $34,500.


Location:             The property is located 4 +/- miles (N) of Corning, CA, 2 +/- miles (E) of Interstate 5 and 2+/- miles (W) of the Sacramento River.  The addresses are as follows; 6010, 5848 and 5842 Olive Road, Corning, CA 96021.


Water:                  Water is provided by (2) groundwater irrigation wells and (1) domestic groundwater well and submersible pumps.  In 2009, a new 6 well was completed to 200 to supply the N parcel.


Irrigation:            Orchards are irrigated via buried mainline, drip tubing and (2) micro-jets per tree.  In 2013, new drip line and emitters were installed in the N orchard block.


Soils:                    The soils are rated Class 1 by the Natural Resources Conservation Service.  They include Os, Orland silt loam and Wz, Wyo silt loam.  They are well suited for walnuts or most any crop grown in Tehama County.


Walnuts:              22 +/- producing acres with a 4-year average annual production of 106,128 in-shell pounds or 4,824 pounds per acre.  8 +/- acres planted about 1990 to Chandler on paradox rootstock.  The tree spacing is 27 x 27, 60 trees per acre.  14 +/- acres planted about 1987 on black walnut rootstock and grafted 1995 +/- to Chandler.  The tree spacing is 19 x 19, 121 trees per acre.  Seller to retain 2014 walnut crop.


6010 Home:                   Built in 2002, this 1,970 sqft home has 3 bedrooms, 2 baths, 2 car attached garage plus another room off the entry hall used as an office.  The all electric kitchen has maple cabinets, newer built-in appliances, tile counters and floor. The great room has a vaulted ceiling, wood burning stove and opens to fenced rear yard with covered concrete patio plus hot tub.   In addition to central heating and air conditioning, the whole house fan is located within the separate laundry room with sink.  Landscaping includes front and rear lawns, mature shrubs and trees plus fenced and gated front yard with concrete circular driveway and small fountain.  This home is rented at $1,100 per month.

5848 Shop:           This 1,152 sqft wood framed shop has concrete floor, metal siding and roof plus power.  It has (1) sliding door and (1) man door.


5842 Mobile:       Built in 1994, this 728 sqft home has 2 bedroom and 1 bath. This home is rented at $675 per month.  That said, Seller places no value on this mobile.
