Property:             Approx. 42 acres of class I Columbia silt loam planted to 21 year old Chandler walnuts. The 10-year average annual production is 4,885 in-shell pounds per acre. Production from the 2014 crop has already exceeded 5,035 in-shell pounds per acre. A second harvest is planned.

Location:             Approx. 1 mile (N) of Tehama, CA and 1/2 mile NE of the intersection of San Benito Avenue and Holmes Road.

Water:                 Irrigation water provided by 12” cased well drilled 1993 and completed to 196’ deep. Bryon Jackson pump, single stage semi-open bowl set at 55’ and powered by a “tier 3” 48Hp Yanmar diesel engine (install 2009+/-) paired with a 60Hp rated Amarillo gearhead.

Irrigation:            Orchard is flood irrigated with buried PVC mainline and risers.

Soils:                   CsA, Columbia silt loam. Irrigated capability Class 1 per Natural Resources Conservation Service. Topography is level to grade.

Walnuts:              The orchard was planted in 1993 and grafted to Chandler in 1994. The spacing for the Paradox rootstock is 48’ x 48’ while the tree spacing for the Black rootstock is 48’ x 24’. Several years ago, light corridors to maximize production were created by selective removal of 450 +/- trees. The 10-year average annual production is 4,885 in-shell pounds per acre. The 2014 crop has been harvested and thus far production exceed 5,035 in-shell pounds per acre.

Zoning:                Tehama County Parcel Number 064-260-41. The property is zoned A-2, AP; Agriculture, Ag Preserve, 40 acre minimum.

Mineral Rights:    Oil, gas and minerals rights owned by Seller are included in the sale.

Depreciation:        Improvements such as the trees, well, irrigation systems and may offer deprecation advantages to a prospective Buyer
