Property:             81 +/- acres of irrigated farmland plus winter grazing land about 9 miles southwest of Red Bluff. Irrigation water provided by Proberta Water District and AG well. Location:            The address is 21040 Dusty Way, Red Bluff, CA 96080. Beginning at the I-5 “Flores Avenue / Proberta” exit south of Red Bluff, go west on Flores Avenue, south on Rawson Road and west on Dusty Way for about 1 mile to the ranch entrance on the north side of Dusty Way.

Soils:                  Per NRCS Web Soil Survey, 42% +/- of the soils are rated class 1, 2 or 3. Co, Columbia loam (class I); AvA, Arbuckle gravelly loam (class 2) and Rg, Red Bluff gravelly loam (class 3). The balance are rated class 4 or not rated ; CyB, Corning Redding gravelly loam (class 4); Cz, Corning coarse sandy loam (class4) and NrE, Newville gravelly loam.

Improvements:   Buildings include shop with attached covered storage (1,500 +/- sqft), pole barn (1,600 +/- sqft) with (3) attached and enclosed storage bays (500 +/- sqft), (3) barns formerly used to raise hogs (5,500 +/- sqft) and full RV hookup including power, water and septic.

Mineral Rights:  Oil, gas, mineral and water rights owned by Seller will transfer to Buyer.

Topography:       39 +/- acres are level to grade for flood irrigation. Approx. 15 acres are located along Dusty Way. The balance of the land lies to the north on the upper bench.

Zoning:              Tehama County Assessor Parcel Numbers 037-070-33 (44.43 acres) and 037-070-34 (36.75 acres). Current zoning is EA-B:871, Exclusive Agriculture – 20 acre minimum. Current property taxes are $2,084 per year.

Comments:         This ranch has multiple uses. Presently it is setup for raising livestock year round considering the irrigated pasture and winter grazing land. With modification it would make a good ranch to raise bulls. Another option is to farm the irrigated lands land to field and row crops and run livestock on the winter grazing land.
