The 11 acre orchard block to the east is planted to Manzanillo, spacing is 30 x15. Across Kraft Creek, in the southeast corner is a young 2 acre orchard block planted to Manzanillo, spacing is 20 x 15. Seller advises 10 year average production equals 3.7 tons per acre.

Zoning:              Tehama County Parcel Numbers 069-070-02,12, 27 and 069-100-29, 30. The property is zoned A-2, AP; Agriculture, Ag Preserve.

Mineral Rights:  Oil, gas and minerals rights owned by Seller are included in the sale.

Depreciation:      Improvements such as the trees, well and irrigation systems may offer deprecation advantages to a prospective Buyer.

Comments:         Seller to retain partial use of the AG well for 2 years after close of escrow. Seller is willing to continue orchard management after close of escrow.
