Property:    1,247 +/- acres comprised of dryland farmland and winter grazing land, several miles (S) of East Park Reservoir. Indian Creek flows through the ranch which is overlooked by an elevated ridge running along the eastern edge of the ranch. 400 +/- acres of Class I & II soils previously planted to irrigated walnuts can be dry farmed or planted to annual grain crops grown in the area. The balance of the land is used for livestock grazing. The property has three homes and multiple outbuildings.

Location:    23 +/- miles (W) of Maxwell, CA or 8 +/- miles (S) of Stonyford, CA, near the unincorporated community of Lodoga, CA. The ranch address is 4268 Leesville Lodoga Road, Stonyford, CA 95979.

History:    The Owner purchased the ranch in 1983 when nearly 400 acres were planted to walnuts irrigated by multiple small ground water wells. The walnuts have been removed, Owner raised Ostriches and dryland farmed. Currently, the ranch operates as a beef cow-calf operation.

Soils:    The bottom land around the main headquarters and along Indian Creek are principally Class I and II soils. Per NRCS, the Corval clay loam is rated Class I and the Mallard clay loam is rated Class II.

Irrigation:    Irrigation water is provided by multiple small groundwater wells with submersible pumps. In the past, the ranch has diverted water from Indian Creek during the spring months.

Topography:    The bottom land is flat to slightly sloping, estimated elevation 1,300 feet. The south edge of eastern ridge rises approximately 500 feet to an estimated elevation of 1,800 feet. The eastern ridge offers views of the coastal mountains and East Park Reservoir.

Homes:    The Owner’s 2-story home has 4 bedrooms, 2 baths and is 1,800 +/- sqft. The second home has 3 bedrooms, 2 baths, attached 2 car garage and is 2,000 +/- sqft. The third home has 2 bedrooms, 1 bath and is 1,000 +/- sqft.

Improvements:    Shop, 1,900 +/- sqft., concrete floor, wood frame, and metal siding and roof with 16’ x 53’ overhang for farm equipment storage. Hay barn, 4,000 +/- sqft., wood frame, metal siding and roof. Former Ostrich barn, 4,000 +/- sqft., concrete floor with 10’ x 100’ overhang for farm equipment storage. Multiple other smaller buildings are located on the ranch.

Zoning:    The ranch is zoned Upland Conservation with 80 acre minimum (UC-80) except for a small portion of APN 010-31-008 adjacent to Leesville Lodoga Road. Colusa County Assessor Numbers 010-300-012, 021, 032, 033, 040, 042 & 071; 010-310-008; 011-110-002 & 013. Annual property taxes are approx. $15,079.

Mineral Rights:    Oil, gas, minerals and water rights owned by Seller are included.

Wildlife:    Deer, turkey, quail, dove and wild hogs are found year round.

Recreation:    The ranch is located (S) of East Park Reservoir which provides boating, fishing, and camping opportunities.
