Property: About 107.5 total acres with 90-acre Chandler Walnut orchard. 76 (84%) +/- acres of class I & II soil. Located (S) of Pine Creek and about ½ mile off Highway 99. The property includes an attractive, comfortable single family home, large all-metal partially insulated shop (50’X75’), separate solar arrays dedicated to irrigation and the residence. Two (2) assessor parcels (one in Butte County and one in Tehama County), two (2) irrigation wells and a domestic water well. Seller will convey all owned mineral and water rights.

Location: The property is located about 10 +/- miles (N) of Chico and about ½ mile (E) Highway 99 via a private road. The address is 235 Gaia Way, Chico, CA 95973.

Water: Water is provided by (2) groundwater irrigation wells and (1) domestic groundwater well with an electric submersible pump. One irrigation well pump is powered by a G. E.75 H.P. electric motor and one irrigation pump is powered by a J. D. 6068 model diesel engine (6 cyl. 6.8 ltr.). The two wells (about 1,200 and 1,000 GPM) have enough capacity to provide some frost protection. Pond of about 1 acre, near the residence, provides recreation and supplemental water.

Irrigation: Orchards are irrigated via buried PVC mainline, solid-set irrigation system with primarily impact sprinklers (balance mostly Nelson R2000 sprinklers).

Soils: The soils are primarily rated Class 1 and Class II by the Natural Resources Conservation Service. They include about 47 +/- acres (53%) of Vina loam, 28 +/- acres (31%) of Charger fine sandy loam. The balance is primarily Millrace gravelly fine sandy loam. They are well suited for walnuts or most any crop grown in Butte and Tehama Counties.

Walnuts: 90 +/- producing acres with 4,537 # 3-year and 4,265 # 5-year average annual production per acre. 2015 production was 4,625 pounds per acre (crop insurance records). Planted about 1991 to Chandler on mostly black with some paradox (replacements) rootstock. The tree spacing is 25’ x 25’, 80 trees per acre. Seller to retain 2016 walnut crop.


Solar: Irrigation power cost is mostly off-set by 48 KW solar array built in 2011. The residential utilities are off-set by a 6.8 KW solar array built in 2013.

Residence: Built in 1976, this 2652 sq.ft. home has 3 bedrooms, 3 baths, 2 car attached garage, another room used as an office, plus large decks providing extraordinary views of Mt. Lassen, Mt. Shasta, Vina Plains and foothills. The kitchen has custom cabinets and newer appliances. The living room has a vaulted ceiling, wood burning fireplace insert and opens to one of the elevated decks. The master bedroom also opens to an elevated deck with a hot tub. In addition to the sealed fireplace insert there are two coordinated central heating and air conditioning systems. Landscaping includes well over two acres including a pond, front and rear lawns, mature shrubs and trees.

Shop: Built pre-1976 (estimated by Seller), the 3,750 +/- sq. ft. (50’x 75’) “Stran Steel” all-metal shop has concrete floor, ceiling insulation, 110 V. and 220 V. power. The shop has (2) 14’ x 14’ +/- roll-up doors plus one walk-in door.

Zoning: Butte County Parcel Number 047-070-027-000 (80 acres) is zoned Ag-40 + Williamson and Tehama County Parcel Numbers 079-070-13-1 (27.5 acres) is zoned AG-2, Exclusive Agriculture, 20 acre minimum.

Mineral Rights: Oil, gas and minerals rights owned by Seller are included in the sale.

Depreciation: Improvements such as the homes, trees, wells, irrigation systems, shop, fences and other improvements may offer tax advantages to a prospective Buyer.

Listing Price: $3,290,000. (Before April 30, 2016 Seller may include 2016 crop with reimbursement of cultural costs since 2015 harvest).  SOLD
