Water: Irrigation water is provided by an AG well with 20 Hp electric motor and pump which were rebuilt in 2008. (3) parcels (N) of Post Avenue have a shared interest in this AG well. Currently, only 1 of these parcels is sharing the AG well. Domestic water provided by another well with 1Hp electric submersible pump.

Irrigation: The 17 +/- acre irrigated pasture is flood irrigated using buried concrete pipeline and risers. The pasture is leased on a year to year basis for hay or cattle grazing. With 30 days advance notice Tenant is willing to terminate the lease earlier. Tenant pays all costs to maintain fencing and electricity to irrigate the pasture. Landlord provides livestock water from domestic well.

Topography: Level for flood irrigation with primary slope being north to south.

Zoning: Tehama County Assessor Parcel Numbers 091-200-55. Zoning is AG-4, Agricultural – 40 acre minimum.

Mineral Rights: Seller to include all owned oil, gas, mineral and water rights.

Listing Price: $590,000. With a full price offer and acceptable terms, at close of escrow, Seller will credit Buyer $9,000. to help fund replacement of the home’s composition roof. Per January 2017 Bippus Roofing inspection, the roof is not leaking but is in its last years of dependable service.
