Property: 240 assessed acres, with 226 acres laser leveled for flood irrigation planted to Timothy Grass (152 acres) for excellent high demand equine hay and Mint (74 acres) processed for quality oil. The farm’s typical crop rotation is Timothy, Mint then Seed Garlic.

Location: Approx. 75 miles east of Redding, CA and one-half mile west of McArthur, CA on the south side of McArthur Road, a main paved county road. Crops grown in an area include timothy, alfalfa, hay, mint, seed garlic and wild rice. There are beef cattle operations having permanent pasture planted in the area as well.

Water: Water quality is excellent. Water is provided from a 16” cased, 875’ deep graveled packed well drilled in 2015. The well is housed with a deep 150 HP turbine pump driven with a VFD electrical panel with power being provide by Pacific Gas and Electric Company. August 2017 flow test indicated 1,653 gallons per minute from a pumping water level of 198’. Access to the well located on the western border of the farm is over a graveled farm road.

Irrigation: Water is delivered through buried 15” PVC mainlines and 10” overflow valves to the level to grade fields with 200’ borders. All drain water is removed from the property by open drain to the western neighbor who is the current owner.

Soils: Per Natural Resources Conservation Service, the Class 2 soils are Pittville sandy loam. The Class 4 soils are Dudgen-Graven complex.

Zoning: Shasta County Parcel Number 018-490-001. The property is zoned EA-AP. Exclusive Agriculture – Ag Preserve. Current property taxes are $5,385.

Mineral Rights: All oil, gas, minerals and water rights owned by Seller are included in the sale.

Comments: This farm ground is suitable to grow many crops typical to the Fall River Valley such as timothy, alfalfa, irrigated pasture, mint, seed garlic and wild rice.
