Property: Approx. 5 acres of Class One soil planted to Northern California Black Walnuts (NC Black) for the production of Paradox seeds.

Location: Approx. 6 mile (S) of Red Bluff, CA. From Red Bluff, (S) on Antelope Blvd. / Highway 99E, right on Patterson Road, left on Muller Avenue, right on Lynelle Lane to orchard on the right.

Water: Irrigation is provided by groundwater well with 30Hp electric turbine motor and 20Hp booster pump.

Irrigation: Buried solid set irrigation system with Nelson R2000 rotators spaced 20’ x 40’.

Soils: VnA, Vina loam. Irrigated capability Class One per Natural Resources Conservation Service. Level to grade topography.

Orchard: The orchard was planted around 1998. The east to west planting pattern is 5 rows of NC Black then a single row of Hartley. Tree spacing is 20’ x 20’. As the trees matured, some were removed to increase light infiltration and production. Some of the trees removed were grafted to Solano. Seller estimates average annual production at 450,000 seeds and Paradox percentage at 75%.

Zoning: Tehama County Parcel Numbers 043-200-005-000 (4.96 ac) and 043-200-013-000 (0.04 acres). Per County Planning Department, zoning is R1-A-B:217. Residential, single family, 1 animal/acre, 5 acre minimum.

Mineral Rights: Oil, gas, minerals and water rights owned by Seller are included.
