Property: 171 acres of mostly level open farmland with class 2 and 3 soils suitable for development to almonds, prunes, walnuts, pecans, pistachios or olives.

Location: Approx. 7 miles southeast of Corning, CA in the unincorporated Kirkwood area. Water: The property is within the boundaries of the Kirkwood Irrigation District. Water is delivered to the property via the Tehama Colusa Canal which forms the west boundary. Groundwater in this area is known as plentiful and good quality.

Soils: Per Natural Resources Conservation Service, the Class 2 soils are Au, Arbuckle fine sandy loam; PkA, Perkins gravelly loam; Tc, Tehama silt loam; AcA; Altamont clay. The Class 3 soils are Hl, Hillgate slit loam; Cc, Clear lake clay. About 8% of the soils are class 4, CwB, Corning gravelly loam.

Zoning: The Tehama County Parcel Number for the land is 087-340-039 and parcel number for the mobile home is 910-001-866-000. The property is zoned EA-AP. Exclusive Agriculture, Agricultural Preserve, 40 acre minimum. Current annual property taxes are $3,793.

Buildings: 100’ x 300’ loafing shed. 30’ x 120’ commodity barn. Abandoned 60’ x 80’ milking parlor and 1981 mobile home both of which are abandoned and assigned no value.

Land Lease: The property is leased for livestock grazing. Rent has been paid in advance to June 2017.

Mineral Rights: All oil, gas and minerals rights were reserved by previous owner.

Comment: The property was previously a dairy growing irrigated pasture and crops to provide feed for the dairy cattle. The dairy is no longer operating. It is located in a popular area for permanent orchard crops with good access to services located in nearby Corning.
