Property: Approximately 1,960 acres with six (6) deep irrigation wells and soils suitable for development of almonds, pistachios, olives, walnuts or prunes. In 1993 or 1994 the land was planted to Eucalyptus for the high quality paper market. It is now ready to be cleared and planted to orchard crops typical to Tehama County.

Location: 5 +/- miles (S) Corning and 3 +/- miles (W) of Interstate 5. Deeded access to be provided from Seller’s headquarters at 22440 Sour Grass Road, Corning, CA 96021.

Topography: Slightly sloping to undulating. Elevation from 400’ to 450’. Several seasonal streams meander through the property allowing good drainage.

Irrigation: Six (6) irrigation wells with (16” casing) with diesel engines, gearheads, filtration and fuel tanks within concrete containment. The wells are completed to 600’ or deeper. In July of 2015, five (5) of the wells were tested for productivity. Results indicate flows from 1,100 gpm to 1,900 gpm. Originally, the Eucalyptus were irrigated using above ground drip and buried mainlines. Many of the irrigation maps are available which may allow some of the buried mainlines to be re-utilized.

Leases: The property is not currently leased but has been leased in the past for winter cattle grazing and hunting.

Zoning: AG-2; Agriculture, 40 acre minimum parcel size. The property is also enrolled in the Agricultural Preserve aka the Williamson Act. Tehama County Assessor Parcel Numbers 085-150-14, 085-160-09 &10, 085-230-06, 085-250-01, 03 & 08. Current property taxes are estimated at $5,682 per year.

Comments: Unique opportunity to purchase 1,960 +/- acres with six (6) agricultural wells, motors, pumps and filter stations. Upon removal of the Eucalyptus, the property will be suitable for development of almonds, pistachios, olives, walnuts or prunes.

Listing Price: $16,562,000, approximately $8,450 per acre.
