Property: 231 +/- acres of winter range land on the south bank of Thomes Creek. Improvements include barn, corral, reservoir & perimeter fencing. This property is well suited as a small winter livestock ranch with good access off Round Valley Road, a paved county road.

Location: 25 +/- miles SW of Corning, CA. From Corning, travel west about 20 miles on Corning Road to Paskenta, CA. In Paskenta, travel SW about 5 miles on Round Valley Road. Ranch is on the north side of Round Valley Road. Look for sign near the ranch gate.

Outbuildings: Livestock and hay barn with cattle working facilities located adjacent to barn. The property has newer perimeter fencing installed on property lines per 2004 survey. Some cross fencing.

Power: Electrical power is next to property line of neighbor to the west.

Soils: Topography slopes primarily N towards Thomes Creek. On the E side of the property exists a steep ridge. About 50% of the soils closer to the creek are Class 2 soils, Arbuckle gravelly loam and Kimball gravelly loam which appear to have been dry farmed many years ago. About 30% of the soils are Class 3 soil, Kimball gravelly loam.

Water: There is a small year round reservoir on next to Round Valley Road and small spring adjacent to Thomes Creek.

Zoning: Tehama County Assessor Parcel Numbers 083-070-041 (74.88 acres) and 083-140-015 (172.86 acres). County Assessor records indicate 247 acres, however a 2004 survey performed by Alpine Engineering indicates 231 acres. Buyer is advised to verify. Both parcels are zoned AG-1, Agricultural Preserve, Williamson Act, 160 acre minimum. Current property taxes are $440 per year.

Mineral Rights: All oil, gas, minerals and water rights owned by Seller to transfer.

Listing Price: $395,200 cash to Seller. Approx. $1,710 per acre using 231 acres. SOLD
