Property: Approximately 1,234 acres with 529 acres planted to alfalfa hay located in the Butte Valley. Irrigation is provided by (3) wells, (4) pivots and (2) wheel lines. Location: The ranch is located outside the Butte Valley community of Dorris, CA. Approximately 120 miles NE of Redding, CA and 20 miles SW of Klamath Falls, OR. The address is 740 N. Butte Street, Dorris, CA 96023.

Water: Irrigation is provided by (3) groundwater wells. The (N) well has 150 Hp electric turbine and (2) 50 Hp booster pumps. The (M) well has 40 Hp electric turbine and 50 Hp booster pump. The (S) well has 50 Hp electric turbine. The wells are inter-connected by buried mainlines. Combined estimated production is 3,800 gallons per minute.

Irrigation: The fields are irrigated using (2) Valley Pivots, (2) Reinke pivots and (2) wheel lines.

Soils: Per Natural Resources Conservation Service, the farmable soils are primarily 162 Poman loamy sand, followed by 111 Dotta sandy loam and 150 Modoc loam. The Poman loamy sandy loam may be well suited for other crops typical to the area such as strawberry plants.

Structures: 2016 built pole barn (55 x 125) for hay storage (600 tons). Single family two story residence with 4 bedrooms and 1 bathroom.

Zoning: Siskiyou County Parcel Numbers 002-030-020, 002-430-010, 003-170-090, 003-170-150, 003-210-130, 003-210-140, 003-210-150, 002-030-010 & 002-420-010. Zoning varies by parcel. None are enrolled in the Williamson Act. Current property taxes are $16,222 per year.

Mineral Rights: All oil, gas, minerals and water rights owned by Seller are included in the sale.
