Property: Approx. 36 total acres, 30 acres of which are planted to 24 year old Chandler walnuts. The 7-year average annual production is 3,438 in-shell pounds per acre. The 2017 production was 3,264 in-shell pounds per acre.

Location: Approx. 6 mile (W) of Chico, CA on south side of W. Sacramento Avenue, west of Mud Creek and east of Kusal Slough.

Water: Irrigation water provided by 12 cased well drilled in 1994 to a depth of 60 deep. Static water level estimated at 14. In 2015, a 15Hp Hitachi submersible pump and 6 Morrill horizontal filter were installed.

Irrigation: Orchard is sprinkler irrigated using buried PVC mainline and hand moved aluminum sprinkler pipe.

Soils: The soils planted to walnuts are 203 - Kusalslough silty clay loam and 110 - Bosequejo silt loam. Irrigated capability Class 2 per Natural Resources Conservation Service. Topography is level to grade.

Walnuts: The orchard was planted in 1994 on black rootstock. Replants are on paradox rootstock. The tree spacing is 25 x 25 which equals 70 trees per acre. 2018 crop to be included in the sale provided Buyer reimburses Seller for cultural costs from November 1, 2017 to close of escrow.

Zoning: Butte County Parcel Number 039-610-021-000. The property is zoned AG-80.

Mineral Rights: Oil, gas and minerals rights owned by Seller are included in the sale.

Depreciation: Improvements such as the trees, well, irrigation systems may offer deprecation advantages to a prospective Buyer.

Listing Price: $1,100,000, $30,555 using 36 gross acres or $36,667 using 30 planted acres.
