Property: 62 +/- deeded acres planted to Chandler walnuts on Class 2 soil, level to grade on the south bank of Reeds Creek with paved county road frontage on Willard Road.

Location: Approx. 6 mile (W) of Red Bluff, CA. From Red Bluff, (W) on Walnut Street, (S) on Wilder Road, (W) on Reeds Creek Road, (S) on Willard Road to orchard located at 12365 Willard Road, Red Bluff, CA 96080.

Water: Irrigation water provided by 12 cased well estimated to be 150 deep. In 2014, a new 40Hp turbine pump was installed and is powered by a 4 cylinder John Deere diesel power unit which drives a 40 Hp Amarillo gearhead. Production is estimated at 600 gpm. 2014 well video available.

Irrigation: The orchard is irrigated in one set using double buried drip lines.

Soils: The soil planted to walnuts is Az, Arbuckle-Tehama complex. Per Natural Resources Conservation Service, irrigated capability Class 2. Topography is level to grade.

Walnuts: After deep ripping and levelling for correct drainage, 58 +/- acres of Paradox bare root trees were planted in the spring of 2014. The trees were grafted later that year to Chandler. The tree spacing is 21 x 24 which equals 86 trees per acre. The first significant harvest is expected in 2019.

Zoning: Tehama County Parcel Number 022-340-060-000. The property is zoned AG-2, Agriculture, 20 acre minimum.

Mineral Rights: Oil, gas and minerals rights are reserved by a previous Owner and are not available to be included in the sale.

Depreciation: Improvements such as the trees, well, irrigation systems may offer depreciation advantages to a prospective Buyer.

Equipment: Outside of escrow, Sellers farm equipment maybe available under separate agreement.

Comments: Nice opportunity to purchase a nicely developed Chandler walnut orchard soon to come into production. On the south edge of the property is an attractive open area with mature oak trees which could make a nice homesite.

Listing Price: $1,290,000, approx. $20,806 per deeded acre.
