Property: 268 +/- deeded acres. 204 +/- acres planted to Super High Density (SHD) olives for oil production. The balance of the acreage is comprised of native rangeland with large Valley oak trees, seasonal pond, roads and ditches plus several areas for potential home site.

Location: The property is in Tehama County, California (N) of Corning and (S) of Red Bluff. It lies about 1 mile west of the Sacramento River, north of Thomes Creek on the west side of Hall Road just 1.2 miles south of the intersection of Hall and Gyle Roads.

Olives: 204 +/- acres of olives were planted in 2009. The primary variety is Arbequina (90%). The other varieties are Arbosana and Koroneiki. Tree spacing is 5’ x 13’, 670 trees per acre. The olives are trained to a trellis and hedged for mechanical harvest. Production for this young orchard has been variable. 2018 crop was affected by frost. Early look at the 2019 bloom appears promising. The 2019 crop is not contracted.

Water: Irrigation water is provided by a 16” cased well completed to a depth of 420’ and powered by a Caterpillar 4440 diesel motor coupled with a Johnson 80Hp gearhead. Well production is estimated between 1,800 to 2,200 GPM with a pumping water level of 64 to 68 feet. The orchard is irrigated using above ground drip. Durham Pump designed the system to allow the orchard to be irrigated in 2 sets. South of the irrigation well is also located a 6” cased well with submersible pump.

Soils: The majority of the soils types are class II. The class II soils are Altamont Clay, Arbuckle Gravelly Loam, Perkins Gravelly Loam and Tehama Loam. The balance of the soil is a Kimball Loam, a class III soil.

Topography: The land planted to olives is level for good drainage. The property offers exceptional views of Mount Shasta and Lassen Peak plus wide views of the western and eastern mountain ranges.

Zoning: EA-AP, 40 acre minimum. EA= Exclusive Agriculture, AP = Agricultural Preserve (Williamson Act Contract). Tehama County Assessor Parcel Number 067-110-004-00. Current annual property taxes are $15,125.

Mineral Rights: 100% of all oil, gas and minerals are reserved by a previous owner.

Improvements: The property has no buildings. Included within the sale are a small storage container, 4,000 +/- gallon above ground poly fertilizer tank and 1,000 gallon above ground diesel fuel tank on a stand. 3-phase power is located on westside of property.

Depreciation: The improvements on this property such as the trees, wells and irrigation systems may offer significant deprecation advantages to a prospective Buyer.

2019 Crop: The 2019 crop is not contracted and is included in the sale provided escrow closes before October 1, 2019 and Buyer reimburses Seller for actual cultural costs from January 1, 2019 to close of escrow.
