Property: 56 total acres of class I soils planted to producing Chandler walnuts, multiple irrigation wells, 35.7 Kwh solar array, (2) attractive homes, (2) shops and (1) mobile home. Location: The property is located 4 miles (N) of Corning, 2 miles (E) of Interstate 5, just 2 miles (W) of the Sacramento River. The addresses are as follows; 6010, 5900, 5848 and 5842 Olive Road, Corning, CA 96021.

Water: In 2015, a 16” cased well was completed to a depth of 440’. This well with new pump bowls and 75hp motor allows the orchards to be irrigated in one set. A second irrigation well with 30 Hp submersible is located on the 5900 Olive Road parcel but it is not currently needed or utilized. For domestic water, each of the (3) homes have their own 6” cased wells with submersible pumps.

Soils: The soils are rated Class 1 by the Natural Resources Conservation Service. They include Os, Orland silt loam and Wz, Wyo silt loam. They are suited for walnuts or most any crop grown in Tehama County.

6010 Home: Built in 2002, this 1,970 sqft home has 3 bedrooms, 2 baths, 2 car attached garage plus another room off the entry hall used as an office. The all electric kitchen has maple cabinets, newer built-in appliances, tile counters and floor. The great room has a vaulted ceiling, wood burning stove and opens to fenced rear yard with covered concrete patio. In addition to central heating and air conditioning, the whole house fan is located within the separate laundry room with sink. 6010 Shop: Built in 2010, the 2,376 sqft all-metal shop has concrete floor, power and fully insulated. The shop has (2) 14' x 14' roll-up doors plus (2) man doors. 6010 Walnuts: 8.6 acres of this 10 acre parcel were planted about 1990 to Chandler on paradox rootstock. The tree spacing is 27' x 27', 60 trees per acre. 5900 Walnuts: 27 acres of this 30 acre parcel were planted in 2013 to Chandler on paradox rootstock. Tree spacing is 18’ x 25’, 97 trees per acre. Irrigation by solid set system with Nelson R10 sprinklers (25’x36’). The 2019 annual production for this young block of Chandlers was 4,818 inshell pounds per acre.

5900 Solar: In 2016, Chico Electric installed a ground mount 35.7 Kwh solar array. The array is designed to offset most of the electricity cost to irrigate the orchards.

5848 Home: Built in 2005, this 1,642 sqft home has 3 bedrooms, 2 baths and 2 car attached garage. The all electric kitchen has oak cabinets, built-in appliances, Corian counters and tile floor. The great room has a vaulted ceiling and opens to fenced rear yard with concrete patio. Central heating and air conditioning plus separate laundry room, washer and dryer included. This home has central heating and air conditioning. Landscaping includes fenced front and rear lawns plus rear concrete patio with pergola. This home is rented at $1,400 per month.

5848 Shop: This 1,152 sqft wood framed shop has concrete floor, metal siding and roof plus power. It has (1) sliding door and (1) man door.

5848 Walnuts: 13.9 acres of two parcels that total 16 acres were planted about 1987 on black walnut rootstock and grafted to Chandler about 1995. The tree spacing is 19’ x 19’, 121 trees per acre. Irrigation by above ground drip tubing and (2) micro-jets per tree. The average annual production for the last 2 years (2018 & 2019) is 2,951 inshell pounds per acre.

5842 Mobile: Built in 1994, this 728 sqft home has 2 bedroom and 1 bath. This home is rented at $675 per month.

Zoning: Tehama County Parcel Numbers 067-320-16 (10 acres), 067-320-51 (10 acres), 067-320-52 (6 acres) are zoned EA, Exclusive Agriculture, 10 acre minimum. 067-320-026 (30 acres) is zoned EA-AP, Exclusive Agriculture, Ag Preserve, 40 acre minimum. The mobile is on County tax roll as APN 910-001-772.
