1,350 +/- acres of winter grazing land bordered by similar ranch lands typical to western Tehama County. It is not leased and available for the 2018-19 grazing season. The southern portion of the ranch reaches Red Bank Creek and is open rolling rangeland. The northern portion of the ranch is wooded with native blue oaks and scattered manzanita. There are (3) stock ponds, perimeter fencing and an 80 +/- acre holding field with corrals for spring cattle gathering. The ranch is located 6 miles west of Red Bluff, California on the south side of Ridge Road, a County maintained road, partially paved.

Topography: The elevation ranges from 500’- 600’. Property runs from sloping to steep with motorized access possible over most of the ranch. All ranch roads are 2 wheel drive during summer months with 4 wheel drive during the winter.

Water: Three stock ponds provide year around water for livestock and wildlife. Providing additional water during the winter, there are two seasonal creeks traversing the property from west to east. A portion of the property touches Red Bank Creek in the southeast corner of the ranch which has live water for approximately 9 months of the year but this creek is fenced out for cattle access. There are no known wwells on the property.

Cattle Grazing: The ranch is not leased for grazing. It’s ready to be stocked by the new owner for the 2018-19 grazing season. The carrying capacity is estimated at 110 winter calving beef cows during the typical December through mid-May grazing season.

Hunting: The ranch is not leased for hunting. In the past, Sellers immediate family have successfully hunted the ranch for blacktail deer, pigs, turkey, quail, dove, ducks and geese.

Mineral Rights: Oil, gas, mineral rights have been reserved by previous Owner.

Improvements: The perimeter fencing is in good to fair condition. There is one 80 acre field fenced separately including one reservoir used for spring gathering and holding of cattle. This field provides easy access to the cattle corrals located adjacent to Ridge Road.

Zoning: The property is enrolled within the Williamson Act also known as the Agricultural Preserve. Additionally, there are two zoning designations for the property, AG-1 (40 acre minimum) and AG-2 (160 acre minimum). Tehama County Assessor Parcel Numbers; that portion of parcels 025-180-003, 025-180-004 and 025-020-014 located south of Ridge Road and all of parcels 025-180-002, 025-090-001 & 025-080-005. Property taxes are estimated to be $2,106 per year using 1,350 acres.

Lot Line: This offering is contingent on Tehama County’s approval of lot line adjustment applications which have been submitted. Listing Broker expects Board of Supervisors approval by mid to late November, 2018.

Recreation: In addition to hunting, the ranch has miles of farm roads and trails providing good access and excellent recreational opportunities for 4-wheel vehicles, horses or hiking.
