30 acres planted to 12 year old producing French prunes located just outside of Corning in an area known for good ground water. Improvements include orchard, mobile home, shop and pole barn. The property is about 1.5 miles (NE) of Corning. From Interstate 5, take Corning exit 631 and travel east on Solano Street. Left onto on Highway 99W, left onto Gallagher Avenue to property driveway on the right hand side. The address is 5209 Woodson Avenue, Corning, CA 96021.
Water: Irrigation water is provided by 12” cased AG well with 5 Hp submersible pump. Seller reports, the irrigation well is completed to 240’, standing water at 45’. The property also has (2) domestic wells. The well drilled in 2014 was completed to 185’. Seller installed a new 1 Hp submersible pump in this well in 2019.
Irrigation: The orchard is irrigated in two sets using buried mainline and above ground double drip tubing with in-line emitters.
Soils: Per Natural Resource Conservation Service (NRCS) 80% of the soils are rated Class 2 soils, Tc – Tehama silt loam; AvA – Arbuckle gravely loam & TaA – Tehama loam. The balance of the soils are rated Class 3 soils, HgA – Hillgate loam. These soils are suited for prunes and most other crops typically grown in Tehama County. Topography is mostly level.
Prunes: 24.50 +/- acres of producing French prunes on 29C rootstock planted February 14, 2008, Valentine’s Day. Tree spacing is 14’ x 18’, 173 trees per acre. 2019 production = 2.5 dry tons / acre. Last 3 year average production = 2.7 dry tons /acre.
Crop: 2020 crop is included provided Buyer reimburses Seller for cultural expenses from September 15, 2019 to close of escrow including 2020 crop insurance premium.
Mobile Home: This home built around 1980 has 1,752 square feet of living space, 2 bedrooms, 2 bathrooms and 446 square feet of covered decking. 2008 improvements include new composition roof, covered decking, skirting, concrete patio /walkways and septic system.
Outbuildings: Within the heart of the property are the following; 1) Shop, quanset style built around 1980, 38’ x 50’, 1,900 sqft., metal framing & siding, concrete floor, double 14’ high doors, 220 power and water. 2) Pole Barn, metal roof, dirt floor, middle section – 31’ x 96’ with metal poles & purlins, west section – 12’ 48’, east section -24’ x 96’ for a total of 5,846 sqft. of covered storage.
