148.14 total acres of mostly Class 1 & 2 level soils with 115 acres planted to orchards comprised of 60 acres of producing walnuts and 55 acres of prunes in need of redevelopment. Location: 9 +/- miles SE of Red Bluff and 35 +/- miles N of Chico, CA. From Red Bluff travel about 8 miles south on Highway 99E and turn east onto Kauffman Avenue. Continue on Kauffman to locked property gate on the northside of Kauffman just before the Antelope Creek bridge.
Water: Irrigation water is provided by groundwater well. The 12” cased irrigation well is completed to about 200’ and fitted with a 75Hp electric turbine motor and Byron Jackson pressure bowl.
Walnuts: About 60 acres are planted to walnuts. 31 acres of Chandler planted in 2009, 16’ x 22’ tree spacing, 124 trees per acre. Seller estimates Chandler production is around 5,000 pounds per acre. 18 acres of Howard planted in 2008, 18’ x 22’ tree spacing, 110 trees per acre. Seller estimates Howard production around 4,500 pounds per acre. The 11-acre block of Hartley & Vina was planted years ago and has not recently been harvested.
Crops: The 2025 walnut crop is included with Buyer reimbursement of cultural costs from November 2024 to close of escrow.
Prunes: About 55 acres originally planted in 1994 to French prunes. Tree spacing is 16’ x 21’. This 31-year-old block has not been harvested in several years and is ready for redevelopment.
Irrigation: The orchards are irrigated using the irrigation well, water delivered to the orchards by buried mainline, above ground 800 tubing and Nelson R-10 turbo micro sprinklers.
Soils: Per USDA Natural Resources Conservation Service, 66 % of the soils are rated Class 1; Lk – Los Robles clay loam & VnA – Vina loam. 8% of the soils are rated Class 2 or 3, Bc- Berrendos clay & Ap- Anita gravelly clay. The balance of the soils are unrated; Mzt- Molinos Complex & Rr- Riverwash. Topography is level.
Zoning: Tehama County Assessor Parcel Numbers; 043-110-001 (72.80 acres), 043-120-001 (36.43 acres) and 043-120-025 (38.91 acres). All parcels are zoned AG-2, Valley Floor AG, 20 acre minimum. They are not enrolled within the Williamson Act also known as the Ag Preserve. Current annual property taxes are $6,760 and will likely increase to about 1% of the sale price.
