Property:    229 +/- gross acres consisting of 166 +/- acres planted to prunes and walnuts. The balance of the acreage consists of land within Oat Creek, roads and farm headquarters.

Location:    The property address is 20135 Inspiration Lane, Red Bluff, CA 96080. It’s 6 +/- miles SW of Red Bluff. From Interstate 5, take Proberta / Los Flores exit and drive W to Rawson Rd., S to Dusty Way, W to Paskenta Rd and S to property on right, look for Avilla Ranch sign.

Title:    “Fee Title” is offered on 184 +/- gross acres upon which is planted 125 +/- acres of orchard (108 +/- acres or prunes) and (17 +/- acres of walnuts). The irrigation wells, shop, machine shed and mobile are located on these “Fee Title” parcels. “Lease Title” is offered on an adjacent 45 +/- gross acres upon which is planted 41 +/- acres of prunes. 13 years remain on this farming lease with right of first refusal.

Prunes:    149 +/- acres are planted to French prunes. See attached schedule for details on block sizes, ages, irrigation systems and soils. For 2015, 110 acres are eligible for crop insurance with a 10 year annual production average of 2.6 tons per acre. Historically, Sunsweet Dryers dries the prunes and Sunsweet Growers markets the prunes.

Walnuts:    17 +/- acres are planted to walnuts. This spring, potted trees were planted and a new micro irrigation system was installed.

Soils:    Nearly 80% of the land planted to orchards are class II soils: AvA, Arbuckle gravelly loam and TaA, Tehama loam. The balance of the farmland is Mf, Maywood loam (class I); HgA, Hillgate loam (class III) plus other minor soils shown on the attached NRCS soils map.

Crop:    Seller estimates the current prune crop at 325 +/- tons. For additional consideration, Seller may include the 2015 prune crop in the sale.
Water: Water is provided by (2) deep groundwater wells with turbine motors. The east well is completed to 310’. 5 +/- years ago, a new 50 Hp motor, column, shaft and pressure bowls were installed. The west well is completed to 620’. 7 +/- years ago, a new 40 Hp motor, column, shaft and pressure bowls were installed.

Irr. Systems:    Depending upon block, the orchards are irrigated using a single line drip, double line drip or micro-jet irrigation systems.

Zoning:    The “Fee Title” Assessor Parcel Numbers are 025-140-19 (118.80 acres), 825-140-19 (mobile home) and 025-140-25 (65.62 acres). The “Lease Title” Assessor Parcel Number is 025-140-08 (45.00 acres of 432.18 acres).

Topography:    Previously 90 +/- acres of prunes were flood irrigated but were converted in 2008 to drip irrigation taking advantage of the EQIP program from NRCS. Oat Creek runs through the SW corner of property. The property offers views of Mount Shasta, Lassen Peak and views of the western and eastern ranges.

Mineral Rights:    Seller intends to retain oil, gas and mineral rights.

Buildings:    2003 doublewide mobile home (3 bedroom & 2 bath), 2,750 sqft farm shop, 2,700 sqft machinery shed and (2) fixed metal carport covers.

Depreciation:    The improvements on this property such as the producing prune trees, AG wells, irrigation systems and buildings may offer useful depreciation to the prospective Buyer.

Exchange:    Seller proposes a 180 day extended escrow period to allow time for Seller to locate a suitable exchange property.

Comments:    An agricultural property of this quality, size and location rarely becomes available. Per the Tehama County Soil Survey, the soils are suitable for prunes, olives, almonds, walnuts and other irrigated crops typically grown in Tehama County.
