Property: 1,726 deeded acres plus adjacent BLM leased land historically used for winter cattle grazing. Bordered by winter grazing ranches and BLM lands. The ranch is improved with a custom home, metal pole barns, cattle handling facilities, electricity and water provided by springs and multiple stock ponds.

Location: The ranch lies 1/2 mile N of Thomes Creek, approx. 2.5 miles NW of the community of Paskenta, CA. and 20 miles W of Corning, CA. The property straddles Toomes Camp Road with a small acreage lying north of the county road. Most of the property lies south of Toomes Camp Road between a ranching neighbor to the east and BLM property along the west edge of the property. Access is excellent with paved county road. The address is 11205 Toomes Camp Road, Paskenta, CA 96074.

Topography: The elevation ranges from 1,200’ to 1,600’. The land runs from flat to sloping / steep with motorized access limited on the eastern plateaus. Most ranch roads are 2 wheel drive accessed during the summer months. A main drainage flows west to east and another from north to south.

Water: There are 3 year round reservoirs for livestock and wildlife and two more which are seasonally filled by winter runoff. The largest reservoir is spring fed year around and provides excellent water quality for livestock and wildlife. All reservoirs are considered “Stock Ponds”. House and farmstead water is provided by one spring and a shallow well energized with an electric pump with generator. The main ranch spring has two 3,000 gallon storage tanks which gravity feed water through a two and one half inch pipe to the farmstead. Three seasonal creeks transects the ranch also providing stock water during the winter months.

Cattle Lease: The ranch is not leased. Carrying capacity is estimated at 90 winter calving cows during the late November to mid- May grazing season. It has good condition perimeter fencing with numerous fields to accommodate cattle rotation.

BLM Lease: There is a 10 year BLM lease for cattle grazing on 1,140 acres underwritten by the ranch and adjacent to the deeded portion of the property.

Wildlife: The ranch is not leased for hunting. Wildlife include black tail deer, wild pigs, black bear, turkey, quail, dove, ducks and geese.

Mineral Rights: Seller does not own all oil, gas and mineral rights. Rights owned by Seller are included within the sale.

Soils: Per Natural Resource Conservation Service the soils consist of Hillgate Loam, Lodo and Maymenshalloam, and Misholm Loam. Much of the soils are unrated. In the past, some of flat lands were dry farmed.

Home: The 2016 built custom home has 1,600 square feet, 2 bedrooms, 2 bathrooms. It is wood framed on a concrete slab, hardy plank siding with composition roof shingles. The home has central heating and air conditioning, whole house fan, wood stove plus upgraded knotty alder cabinets and doors throughout the home. It also has county approved fire suppression system.

Improvements: The property headquarters has (2) 26’x 60’ open sided metal hay barns. There are two storage containers (8’ x 30’) wired with electricity and used for ranch storage and tack room. The corrals are constructed of steel panels with a steel lead up, squeeze and loading area. There is an RV site with water and septic system which previously housed a mobile home. The 550 gallon above ground metal fuel tank goes with the property.

Zoning: The land is zoned AG-1-AP (160 acre minimum). It is enrolled in the California Land Conservation Act aka Williamson Act to keep property taxes low. Current property taxes are $2,972 per year. Tehama County Assessor Parcel Numbers 059-220-008-000 (640.00 acres), 059-220-009-000 (471.06 acres), 083-070-017-000 (159.00 acres) and 083-070-018-000 (456.67 acres)

Recreation: In addition to hunting, the ranch has miles of roads and trails which provide good access and excellent recreational opportunities for ATV vehicles, horses or hiking. The property is located in a winter blacktail range which provides excellent hunting. There is a resident turkey population on the ranch which is in the hundreds. Catfish fishing is provided at the largest reservoir.

Comments: A unique opportunity to purchase 1,726 acres of grazing land along with a BLM lease of an additional 1,140 acres close to the community of Paskenta.
