Property:
Approximately 156 total acres of Class 2 level soils planted to
producing almond trees, (2) irrigation wells, solid set
irrigation systems, centrally located farmstead with modest home
and numerous outbuildings useful to the property or neighboring
farming operation. The orchard is offered for sale subject to a
long term lease with an experienced local tenant farmer.
Location: Between
Willows and Orland, approximately 1 mile (E) of the
unincorporated town of Artois, CA. The neighborhood is primarily
agricultural with row crop and orchard plantings. The property
has paved county roads on two sides, Road M on the west and Road
33 on the south. Access to the farmstead is from County Road 33
using the private single lane asphalt entry road. The address is
6704 County Road 33, Orland, CA 95963.
Water: Irrigation
water is provided by (2) agricultural wells on the north
property line. The west well with 16” casing was drilled in 2006
to a depth of 550 feet. At drilling, it tested at 2,000 to 2,500
gpm. It has a 10” turbine pressure pump, (6) cylinder Cummings
diesel engine and 200 HP Johnson Gear Drive. Depending on engine
throttle setting, this well typically has an output of 2,000 to
2,200 gpm. The well-site is fenced, has a concrete slab, metal
roof cover, fertilizer tank and injection equipment. The east
well was drilled in 1940’s and deepened in the 1950’s. It has a
single 20 HP flood turbine pump with a 30 HP booster pump
capable of pressurizing approximately 1,000 – 1,200 gpm. Water
for the farmstead is provided by a domestic well with
submersible pump near the southeast corner of home.
Irrigation:
Underground PVC solid set irrigation systems with Nelson R2000
rotators or Nelson R-10 rotators. The orchards can be irrigated
in (4) sets or all at once since the systems are interconnected.
All blocks are well drained to a center north south drain within
which are (2) ponds with sump pumps to retain and reuse water.
The south 30 Hp sump pump is connected to the irrigation systems
Soils: Per Natural
Resources Conservation Service, the soils are rated Class 2.
Approx. 70% are Tm; Tehama silt loam and 30% are Tb; Tehama
loam. Both soils are very conducive to growing almonds.
Topography is level to grade.
Almonds:
Approximately 145 acres are planted to producing 12 and 13 year
old almonds. They were planted in 2005 and 2006. 50% of the
trees are Nonpareil. Butte, Monterey and Carmel make up the
other varieties. Tree spacing is 16’ X 22’ which equals 124
trees per acre. The tree stand is 99% or better with replants
made timely and doing well. 2017 production was 2,470 meat
pounds per acre. The (3) year average annual production is 2,369
meat pounds per acre. The crop is marketed through Riverwest
Processing, Inc. located at Ord Bend on Highway 45 in Glenn
County. The 2018 crop appears to have set well and Landlord’s
18% crop share is included within the sale provided escrow
closes prior to August 1, 2018.
Zoning: Glenn County
assessor Parcel Numbers 024-070-007 (86.00 acres) and
024-070-008 (70.36 acres). The property is zoned AE-40;
Agricultural Exclusive, 36 acre minimum. None of the parcels
participate in the Williamson Act also known as the Ag Preserve.
Per FEMA Panel, the property is located in an “X” flood zone and
is not in a hazard flood zone inundated by 100 year flooding.
Home: The ranch
style home shows pride of ownership and is partially landscaped.
Per Assessor, it was built in 1965, has 1,624 sqft of living
space, 3 bedrooms, 2 bathrooms, partial basement and attached
(2) car carport. Although not recently updated, it is in good
condition. The home is all electric for utilities to power a
central heating and air conditioning system. Water is provided
by a domestic well and submersible pump.
Outbuildings: Main
Shop: 2,400 sqft., metal siding and roof, wood frame, concrete
floor, 220 power. Storage Building: 2,400 sqft., metal siding,
roof and framing, gravel floor, (2) roll-up doors (one has
electric motor opener), (1) man door. Storage Barn: 2,703 sqft.,

Lease: An
experienced, local Tenant farmer has the orchard leased.
Landlord receives 18% of gross sales of almonds, hulls and wood.
The original lease term continues until the harvest and removal
of the crops grown on the leased premises for the crop year
2026, but no later than 12/31/2026. Tenant has the option to
extend lease for one term of (5) years. Except for use of the
Storage Barn and a portion of farmstead adjacent to Storage
Barn, the home, other structures and balance of farmstead are
reserved by Landlord.
2018 Crop: Seller’s,
18% Landlord’s share of the 2018 almond crop is included in the
sale provided escrow closes prior to August 1, 2018.
First Refusal: If
Landlord should desire to sell the premises during term of the
lease, including the optional extension of the term, and
provided Tenant is not in default hereunder, Tenant shall have a
right of first refusal, exercisable for 30 days after written
notice on intention to sell, to purchase the premises on the
same terms and conditions as any binding offer Landlord shall
have received from a non-family third party for the premises. If
Landlord should sell the premises during the term of this lease,
Tenant will be permitted to complete the lease agreement, unless
mutual agreement has been worked out to Tenant’s satisfaction.
Mineral Rights: Oil,
gas and minerals rights owned by Seller are included in the
sale.
Depreciation:
Improvements such as the trees, wells, irrigation systems and
farm buildings may offer deprecation advantages to a prospective
Buyer.
