Property: Approximately 84 total acres of Class 1 level soils planted to producing prune trees, (3) irrigation wells, 50Kw solar array, drip and micro irrigation, site built home, mobile home plus several useful outbuildings.

Location: Between Corning and Red Bluff, south of Thomes Creek, within the community known as Richfield. The community is a mix of agricultural and rural home sites. The property is accessed using multiple paved county roads. The address for the site built home and farmstead is 5840 Grange Road, Corning, CA 96021. The address for the mobile home is 5765 Olive Road, Corning, CA 96021.

Water: Irrigation water is provided using multiple agricultural wells along Harvest Road. The west well drilled in 2015 has 12 casing and was completed to 340. It has a 40Hp submersible pump. A recently installed buried 8 PVC mainline connects this west well to two additional wells to the east. One with 20Hp turbine pump and the other with a 15Hp submersible pump. Domestic water is provided using two additional wells with submersible pumps located near each home.

Solar Array: In 2017, Seller purchased a 50Kw solar array and constructed a ground mount array next to the west irrigation well. The array consists of 148 Canadian Solar 340w panels with 2 SMA, Sunny Tripower 24,000 inverters. It was sized to produce electricity throughout the year to nearly offset annual electricity usage by the wells resulting in significant irrigation energy costs savings.

Irrigation: Underground PVC mainlines, most blocks setup with double drip lines, one block setup with micro sprinkler. The orchard can be irrigated in three sets. Irrigation energy costs are low due to the solar array constructed in 2017.

Soils: Per Natural Resources Conservation Service, approx. 98% of the soils are Class 1 with 82% Wz; Wyo silt loam and 16% Os; Orland silt loam. A minor amount of Class 3 soil KpA; Kimball loam is located in the southeast corner of the property. Topography is level to grade.

Prunes: Approximately 78 acres are planted to producing prunes with the younger blocks planted in the 1980s, the older blocks planted in the 1960s. All blocks have been extensively replanted, planting two trees where once there was a single tree. Tree spacing is 15.5 X 15.5 which equals 181 trees per acre and 15 x17 which equals 171 trees per acre. Per crop insurance records, 2017 average production was 1.3 dry tons per acre, the 10 year average production is 1.7 dry tons per acre. The prunes are dried and marketed through Sunsweet.

Zoning: Tehama County Assessor Parcel Numbers 067-310-019-000 (10.00 acres), 067-310-020-000 (44.50 acres), 067-310-025-000 (30.00 acres) and 910-001-0765-000 (mobile home). The property is zoned AG-2; Agricultural, 20 acre minimum. None of the parcels participate in the Williamson Act also known as the Ag Preserve.

Home: The ranch style home is nicely landscaped and located on the south west side of the property next the farmstead. Per Assessor, it was built in 1958, has 2,108 sqft of living space, 3 bedrooms, 2 baths. The Seller is occupying this home.

Mobile: The mobile home is also landscaped and located on the south east side of the property. Per Assessor, it was built in 1983, has 1,344 sqft of living space, 3 bedrooms, 2 baths. It is currently rented at $900.00 per month.

Outbuildings: Detached Garage: 800 sqft., wood frame & siding, metal roof, concrete floor, (2) doors with electric openers. Bunkhouse: 720 sqft., wood frame & siding, composition roof, 1 bedroom and 1 bathroom. Shop: 1,200 sqft., wood frame, metal siding and roof, 220 power, concrete floor. Pole Barn: 2,000 sqft., wood poles and frame, metal roof, 2 metal sides, dirt floor.

Occupancy: Possession to orchards and mobile home to be delivered to Buyer at close of escrow. Seller requests continued occupancy of the site built home, farmstead and outbuildings for an agreeable period of time after close of escrow.

Mineral Rights: Oil, gas and minerals rights owned by Seller are included in the sale.

Depreciation: Improvements such as the trees, wells, irrigation systems and farm buildings may offer deprecation advantages to a prospective Buyer.

Comments: This opportunity is ideally suited for a Buyer seeking Class 1 level soils with good groundwater to produce prunes, walnuts, almonds or other crops grown in Tehama County. The two homes and farmstead may also provide significant rental income.
